Building a custom home starts with communication — between the builder, designer, and you.  The first phase of the design process with our BlackRock team starts, quite literally, at the ground level. Our team will meet with you at the building site to discuss lot dynamics, such as topography, sun angles and wind factors. We’ll go over possible site positions and discuss any special features you may have in mind, such as solar power or geothermal heating and cooling.

To help us understand your vision for your new home, we encourage you to show us pictures, floor plan examples, and magazine articles that illustrate the size, scope and style of the dream home that you want to build. This exercise will help us determine your home’s style, interior design features, layout, and building product preferences. After reviewing your materials, we’ll transform your ideas into a “Job Book” which details every item of your home. Our unique line-item system makes it easy to control the cost of your home and stay on budget.

Behind the walls | We go above and beyond industry standards.

Wood

What is behind the walls of your home is just as important as the visible elements. We exclusively use Weyerhaeuser wood and building materials – strong, stable products which are engineered to withstand the test of time.

The type of roof sheathing your home uses is an important aspect of an energy-efficient home. On hot days, your roof heats up, and that heat radiates through the insulation into your home’s living space. The industry standard for roof sheathing is 7/16” OSB (oriented strand board), but at BlackRock Construction, our standards are higher. We use 5/8” plywood, which minimizes heat transfer and helps keep your interior living space comfortable while saving energy costs.

And there’s more to building a solid floor than just meeting code requirements. We use TJI® Joists, a truss joist floor system for a “silent floor.”  Engineered to provide strength and consistency, TJI joists help floors resist the warping, twisting, and shrinking that can lead to squeaky floors. We also use 1 1/8” T&G plywood for the subfloors, which is far above the subfloor industry standard of ¾” or less.

We also use TimberStrand® Laminated Strand Lumber (LSL) headers, an innovative building product that reduces installation time and provides a one-piece solution for residential door and window openings. These LSL headers add strength to windows and doors, which also prevents sheetrock cracks.  The headers are straighter and stronger than other products, and can handle longer spans (such as taller walls with larger windows).  We ensure that your home’s walls are up to our high standards by using TimberStrand LVL (Laminated Veneer Lumber) beams. They’re specifically engineered to resist splitting and shrinking, and they’re kiln-dried to prevent warping.

Insulation

BlackRock Construction surpasses another industry standard by employing BIBS, a proprietary Blow-In-Blanket interior wall insulation system. Thermally efficient, the BIBS® system fills voids and air gaps, won’t settle or absorb moisture, and provides excellent sound control.  For 8” walls, customers have the option to use R-31 insulation (The higher the R-value, the greater the insulating effectiveness).

Solar

A solar water heater — also called a solar domestic hot water system—is a cost-effective way to generate hot water for your home. It can be used in any climate, and the fuel it uses (sunshine) is free. We use solar water heating systems in our BlackRock Construction homes, and we also regularly install radiant heat flooring in conjunction with these solar hot water systems.  Of course, all of the solar heating systems we install have a back-up heat source, so you never have to experience a freezing cold shower!

We pride ourselves on keeping up with the newest green building products and technologies.
